Monroe, Ohio - Planning and Zoning Code

 

 

 

The City of Monroe is a close-knit community that is located at the crossroads of multiple regional and national transport routes. The city has a significant industrial base with a recent increase in commercial activity centered on the city’s modern Single-Point Urban Interchange (SPUI) at Interstate 75 and SR 63, between the cities of Cincinnati and Dayton, Ohio. Over the last 15 years, the city has amended its zoning and subdivision regulations to address specific issues in a piecemeal fashion that led to a code that was difficult to administer and one that contained significant inconsistencies. After updating the city’s comprehensive plan, the City of Monroe decided to undertake a complete revision of their zoning and subdivision regulations.


Compass Point Planning worked with McBride Dale Clarion to modernize the city’s land use regulations including the consolidation of the regulations into a single unified planning and zoning code. Compass Point Planning’s primary role in this project was to draft the ordinance language related to zoning districts, use regulations, and the development standards including, but not limited to, signage, subdivision design, parking, landscaping, and open space.
