Tipp City, Ohio - Zoning Code, Subdivision Regulations, and Historic Design Guidelines

Tipp City is a community that has a rich history focused around its downtown that was founded in 1840 along the Miami and Erie Canal when the town was known as Tippecanoe City. The town has evolved over the years; eventually growing west toward Interstate 75. With its convenient location along the interstate and close proximity to Dayton, the city has experienced a range of development including a variety of housing types and businesses.

The city hired Compass Point Planning to undertake a comprehensive update of the city’s land use regulations including the zoning ordinance, subdivision regulations, and historic design guidelines. The project encompassed a number of improvements intended to modernize the language, streamline the development review process, and balance a desire to be business-friendly without sacrificing the quality of development. The revisions to the city’s historic design guidelines are intended to provide more flexibility in meeting the community’s historic preservation standards and address the influx of modern building materials and techniques their current standards did not anticipate when originally adopted in the 1970s.  The entire set of revised land use regulations, including a updated zoning maps, was adopted in March 2014.
